What is a partial property stage?
A partial property stage is better than not staging at all. If you don’t have the time or the budget to fully stage your property for sale or rent then consider staging with a few key items. I recommend you partially stage your property to give it a welcoming feel when potential clients view your property online enticing them to come and view your property.
10 key items for staging your property
- Coir welcome mat at the front door
- Window treatments – curtains and blinds
- Pendant lampshades – bare bulbs do not look attractive!
- Mirrors – especially in the entrance/hallway
- Luxury toiletries and new towels in the bathrooms
- Accessories in the kitchen – a bowl of faux or real fruit
- Books
- Faux or real flowers and plants
- Diffusers – don’t overdo it though!
- Pictures and wall art
You can easily stage your kitchen and bathrooms by adding a few key items to turn a stark room into one which people can imagine as their home. Living rooms and bedrooms are more welcoming with pendant lampshades and curtains than completely bare.
Adding a pop of colour
Nobody feels inspired when they view a property that is completely beige and bland. Adding a few pops of colour can make all the difference. There is often something in a property that will inform the colour palette you choose. For example, in a recent property we staged for rent there are some beautiful tiles in the fireplace. Carry the colour scheme through the whole property so that rooms feel connected.
I picked out the colours in the tiles to accessories the rest of the property.
Faux or real fruit in a glass bowl works well in a kitchen or dining room. I found the cannister and mugs for just a few pounds in a local charity shop. A few sprigs of faux eucalyptus in a beautiful ceramic vase make a great finishing touch.
